Entries for this category will come from housing schemes such as suburban family homes, rural residential developments, commuter belt developments, and more besides.

We are looking for a development of more than 60 homes. Please note, for this award we are not considering apartment complexes.

Entrants should put forward a project that may have incorporated elements such as attractive, innovative or novel design features, exemplary build quality, strong environmental credentials, and benefits to the local community. The judges will naturally be looking for schemes that have shown commercial success alongside social value to make the project stand out from the competitors.

Given the complexities of the development process, judges will also lend weight towards developers’ skill in putting together the transaction in the first place – i.e. their work on the development brief, their success in gaining planning permission etc.

The scheme must have reached completion during the qualifying period to be considered and should be at least partially occupied. Part-completed phased schemes will also qualify if a particular phase completed during the qualifying period.

The judges will be strongly influenced by the information you provide including relevant details about your company. The judges will also use their knowledge of the property industry to assess the performance of entrants.

Qualifying period: 1st November 2025 – 31st October 2026

1. Detail ONE housing development in the North West (60+ homes) that your company has worked on during the qualifying period. The entry will showcase innovative or novel design features, strong environmental credentials, exemplary build quality, demonstrable examples of placemaking or other benefits to the local community.
2. Identify relevant complexities/achievements in bringing forward this development.
3. What has been the success of the scheme to date? (e.g. off-plan sale, homes now occupied, other measurable KPIs)
4. Detail procedures you have in place to ensure customer satisfaction and any new ideas and innovations you have introduced over the last 12 months
5. Provide a statement on what makes this development stand out from the crowd.
6. Explain the highlight of the last year for your firm; this statement will say volumes about your company’s progress during the qualifying period.
